Why Post-Construction Cleaning Is Different

Construction dust is not ordinary household dust. It is composed of fine silica particles from drywall, concrete, and tile cutting — particles small enough to penetrate HVAC systems, settle inside closed cabinets, and coat every horizontal surface in a thin grey film. Standard vacuums recirculate these particles into the air. Only HEPA-filtered vacuums (which capture 99.97% of particles at 0.3 microns) are appropriate for post-construction environments.

Beyond dust, post-construction cleaning must address: paint overspray on windows and hardware, caulk smears on tile and stone, adhesive residue on floors, grout haze on new tile, sticker residue on appliances and fixtures, and sawdust in every corner and crevice. Each of these requires a specific solvent or technique — and using the wrong product on a new surface can cause permanent damage.

Our 3-Phase Post-Construction Cleaning Protocol

Post-construction cleaning is not a single pass — it is a structured, three-phase process designed to prevent re-contamination. Each phase must be completed before the next begins. Skipping phases (as some cleaning companies do) results in fine dust resettling on surfaces that were already cleaned.

Phase 1: Rough Clean
Remove all large construction debris, packaging, and materials from the interior. HEPA vacuum all surfaces from ceiling to floor — walls, ceilings, floors, cabinets, and HVAC vents. This phase captures the bulk of construction dust before any wet cleaning begins. Wet cleaning before vacuuming turns fine dust into a paste that is much harder to remove.

Phase 2: Detail Clean
Wipe all surfaces with microfiber cloths and surface-appropriate cleaners. Remove grout haze from new tile, adhesive residue from floors and hardware, paint overspray from windows and trim, sticker residue from appliances and fixtures, and caulk smears from tile and stone. This phase requires the most time and expertise — each surface type requires a specific product and technique.
Phase 3: Final Polish
Final inspection and touch-up of all surfaces. Polish all chrome, glass, and stainless steel fixtures. Clean all interior windows and mirrors. Mop all hard floors with a final pass. Vacuum all carpets. The goal of Phase 3 is to bring the space to move-in ready condition — the standard a new homeowner or tenant would expect on day one.
